A Pahlisch Homes community is so much more than a collection of lots on a building site.  When we pick a location, our mission is to create a space that gives new meaning to the term CC&Rs. We focus on location and design features that bring more Community, Convenience, and Recreation into people’s lives.  Let’s take a closer look at the “CC&Rs” that Koles Landing has to offer!

Community:  Too often, neighborhoods that put you close to your day to day conveniences also lack a strong community feel.  Koles Landing in Vancouver is a Pahlisch community of 103 homes that achieves a wonderful balance of true community feel and convenient location.  At Koles Landing, we are certainly in a prime location.  And you can see our focus on affordability and style in our diverse one and two story floor plans, all with bright, open spaces for kids and adults, sizable master bedrooms, and some of the same standard features, like quartz countertops and custom cabinetry, that you will find in our million dollar homes.  Yet what is also clear when you tour Koles Landing, is that we are a genuine community.  Neighbors know each other and share good times like block parties and 4th of July picnics.  Kids play in the beautiful neighborhood park, and people meet for horseshoes, frisbee golf or a walk along the trail.  Other neighborhoods have nice locations; Koles Landing is a community to come home to.

Convenience:   Down the road from the Andresen Marketplace and close to Padden Parkway, 205 and I-5, Koles Landing is close to whatever you may need in Vancouver and beyond.  As we sometimes joke, "it is 15 minutes or less from anything!"  Right in the community, there is a walking path and sidewalks to a grocery store, coffee shop, pharmacy and bank.  Dining on the golf course at Cameo Cafe is a half mile up the street, and necessities like Starbucks, Costco, Home Depot, Papa Murphy's and Krispy Kreme are all nearby.  Walnut Grove Elementary School and the fire station are right up the street, and Portland International Airport is just 13 miles away.  Living at Koles Landing puts a lot close at hand.

Recreation:  At Koles Landing, some of the best recreation begins right in the neighborhood.  The park here includes a large playfield, horseshoes, frisbee golf, exercise course, walking trails, and picnic area.  Beyond the fun right at your doorstep, there are several other parks nearby.  A nice running and bike path runs by Padden Parkway. The beautiful Club Green Meadows Golf Course is less than a half mile away and features the largest indoor tennis facility in the Pacific Northwest, swimming, bowling, basketball and more!  Another fun spot, Billiards Plus Family Arcade, is less than two miles away, and Ghost Runners Brewery is a great place for a tour or a brew and some food-also less than two miles away.  Koles Landing connects you to these and many more opportunities for fun and relaxation.

At Pahlisch homes, we believe that creating an environment of community, convenience and recreation is just as important as the award-winning design and beauty of our homes.  To really get a sense of the unique blend of “CC&Rs” at Koles Landing, come visit and explore our community!
